CLIENT SERVICE AGREEMENT
This Client Service Agreement ("Agreement") is entered into between Find My Keepr LLC, a Florida
limited liability company doing business as My Keepr ("My Keepr," "Company," "we," or "us"), and the
client identified in the applicable booking, invoice, estimate, work order, or service request ("Client").
By booking, purchasing, scheduling, accepting, paying for, or receiving services from My Keepr, the
Client agrees to be bound by the terms and conditions contained in this Agreement.
IMPORTANT POLICIES SUMMARY
• All online and quoted prices are estimates and may be adjusted based on actual conditions
observed at the property.
• A minimum service charge of One Hundred Fifty Dollars ($150) applies to all visits.
• A valid card on file is required for all bookings; an authorization hold is placed at booking and the
charge is processed upon completion of service.
• Cancellation or rescheduling requests must be submitted at least forty-eight (48) hours before the
scheduled appointment to avoid fees.
• Same-day cancellations, denied access, and lock-outs are billed at 100% of the scheduled service
total.
• Service concerns must be reported within twenty-four (24) hours of completion.
• Damage claims must be reported within seventy-two (72) hours of service completion.
• Clients may not directly hire, solicit, or contract with My Keepr personnel for twenty-four (24) months
following the last completed service.
• Florida law governs this Agreement.
1. SERVICES PROVIDED
My Keepr offers residential cleaning, commercial cleaning, recurring maintenance cleaning, deep
cleaning, move-in cleaning, move-out cleaning, short-term rental (Airbnb) turnover services,
organizational services, specialty cleaning, post-renovation cleaning, pressure washing, floor polishing,
and other related property support services.
Specific services to be provided shall be described in the applicable estimate, invoice, booking
confirmation, service request, or written work order. Published service-tier descriptions and checklists
define the included scope of each service level; work outside the booked scope is available as add-onservices or by scope adjustment.
The Company reserves the right to modify, expand, discontinue, or update its service offerings at any
time.
2. ESTIMATES, QUOTES, PRICING, MINIMUM CHARGE & SCOPE
ADJUSTMENTS
All prices displayed online, quoted by phone, provided through text message, email, social media, or
listed on invoices are preliminary estimates based on information supplied by the Client. All bookings
require current photos that accurately represent the property's condition at the time of booking. Listed
pricing reflects homes of typical size and layout for their bedroom and bathroom count; significantly
larger homes or homes with additional living spaces are priced by custom quote.
A minimum service charge of One Hundred Fifty Dollars ($150) applies to all visits.
Final pricing may increase or decrease based upon factors including: Property size, Actual condition of
the property, Excessive buildup, Pet hair accumulation, Additional rooms or areas, Construction dust,
Heavy soil conditions, Excessive clutter, Additional requested tasks, Health or safety concerns, and
Time required to complete services.
My Keepr reserves the right to reassess pricing upon arrival and before work begins. If the condition of
the property materially differs from the submitted photos or the selected service level, a scope
adjustment applies. Scope adjustments are documented with time-stamped photographs,
communicated to the Client at the time of service, and charged to the card on file. If the Client declines
the adjustment, the Company will complete only the originally booked scope of work, and the visit
remains billed in full.
3. PAYMENT TERMS
A valid card on file is required for all bookings. At the time of booking, the Client authorizes an
authorization hold on the card on file for the scheduled service total; the charge is processed upon
completion of service, together with any scope adjustments or add-on services approved at the time of
service, unless the applicable invoice or booking confirmation states otherwise.
Bookings requested with less than twenty-four (24) hours' notice are subject to a Same-Day Rush Fee
of One Hundred Dollars ($100), subject to availability. Same-day terms for short-term rental portfolio
clients are governed by the applicable portfolio agreement.
For commercial and other taxable engagements, applicable Florida sales tax will be included in the
written quote and invoiced accordingly.
The Company may require deposits or prepayments for large, specialty, or first-time commercial
engagements. The Client authorizes My Keepr to charge approved amounts for scheduled services,
scope adjustments, add-on services, cancellation fees, lock-out fees, rush fees, returned payment fees,
and late payment fees.
Returned payments may incur administrative charges. Outstanding balances may result in suspension
of future services until paid in full.
4. CANCELLATIONS & RESCHEDULING
Cancellations and rescheduling requests are subject to the following schedule, measured from the start
of the scheduled arrival window:• More than forty-eight (48) hours' notice: free reschedule or cancellation.
• Twenty-four (24) to forty-eight (48) hours' notice: 25% of the scheduled service total.
• Less than twenty-four (24) hours' notice: 50% of the scheduled service total.
• Same-day cancellation, lock-out, or no-access: 100% of the scheduled service total.
• Recurring clients: skipped visits require forty-eight (48) hours' notice to avoid the late-cancellation
fee.
5. PROPERTY ACCESS
Clients are responsible for providing safe and timely access to the property and shall disclose gate
codes, alarm information, parking instructions, building entry procedures, access restrictions, and
special instructions at the time of booking. The Company schedules arrival windows rather than exact
times. A lock-out occurs when the Company's team cannot access the property within twenty (20)
minutes of arrival; lock-outs are billed at 100% of the scheduled service total. Delays caused by access
issues may result in reduced service scope, additional charges, or rescheduling.
6. CLIENT RESPONSIBILITIES & HOME PREPARATION
Prior to service, Clients agree to secure valuables, secure firearms and weapons, protect fragile items,
remove cash and sensitive documents, disclose hazards, ensure utilities remain operational, and
ensure pets are safely contained. My Keepr is not responsible for items left unsecured during service.
Cleaning services are designed to clean, sanitize, and maintain the property — not to organize or
declutter it. Clients agree to have the property reasonably picked up so the team can access surfaces
and floors. Excessive clutter, large accumulations of dishes, overflowing laundry, or organization and
decluttering beyond normal tidying are not included in Standard, Deep, or Recurring Cleaning services
and may require the purchase of add-on services or a scope adjustment under Section 2.
7. PET POLICY
Aggressive animals must be secured. Animals that interfere with services may require appointment
suspension. The Company may refuse service if pets create unsafe working conditions.
8. HEALTH & SAFETY CONDITIONS
My Keepr reserves the right to refuse, suspend, or terminate services where conditions present safety
concerns including biohazards, human waste, animal waste, bloodborne materials, drug paraphernalia,
mold contamination, sewage backups, active pest infestations, aggressive behavior, harassment,
unsafe structures, or unsecured firearms. Additional charges may apply where extraordinary protective
equipment is required.
9. QUALITY ASSURANCE
Client satisfaction is important to My Keepr. Clients must report service concerns within twenty-four (24)
hours after completion. The Company may provide touch-up cleaning, re-cleaning of the specific areas
of concern at no additional charge, invoice adjustments, or alternative corrective measures. The
Company must be given an opportunity to inspect and address concerns before refunds are
considered.
10. DAMAGE REPORTING
Any claim involving alleged damage must be reported in writing within seventy-two (72) hours of service
completion. Reports should include a description of damage, photographs when available, date
discovered, and relevant supporting information. The Company shall be afforded reasonable
opportunity to inspect the claimed damage before repairs are undertaken.
11. LIMITATION OF LIABILITY
To the fullest extent permitted by Florida law, My Keepr shall not be liable for pre-existing damage,
normal wear and tear, improperly installed fixtures, hidden defects, manufacturer defects, fragile items
not disclosed beforehand, damage resulting from Client-provided products or instructions, or conditions
outside Company control. The Company's total liability shall not exceed the amount paid for the specific
service giving rise to the claim or One Thousand Dollars ($1,000), whichever is greater. Under no
circumstances shall My Keepr be liable for consequential, incidental, indirect, punitive, or special
damages.
12. PHOTOGRAPHY & DOCUMENTATION
The Company may photograph or document work areas before, during, and after service for quality
control, training, insurance purposes, marketing, dispute resolution, and operational records.
Before-and-after photographs are taken as part of every service. Clients may request exclusion from
marketing usage by written notice.
13. NON-SOLICITATION OF PERSONNEL
Clients agree not to directly or indirectly hire, employ, contract with, solicit, or refer work to any
employee, cleaner, contractor, or service provider introduced through My Keepr for twenty-four (24)
months following the last completed service. Violation may result in a placement fee of $2,500 per
worker.
14. RECURRING SERVICES, DISCOUNTS & MEMBERSHIPS
Discounted recurring pricing is contingent upon maintaining the agreed service schedule. Repeated
cancellations, pauses, skipped visits, or schedule changes may result in rate adjustments, loss of
promotional pricing, or re-quoting under current pricing structures.
Discounts and promotions do not combine or stack. Where more than one discount could apply, the
single highest applicable discount will be applied.
15. SERVICE AREA & TRAVEL FEES
The Company serves Miami-Dade and Broward County, Florida. Locations at the outer edge of the
service area may include a travel fee, which will always be quoted upfront before booking is confirmed.
16. SHORT-TERM RENTAL (AIRBNB) TURNOVER TERMS
Turnover pricing assumes the Client (host) provides par-stock (backup) linens and towels for on-site
swap, together with guest consumables (toilet paper, paper towels, soap, coffee, and similar items) for
restocking. The Company will flag low stock in its turnover report but is not responsible for supplying
consumables or linens.
On-site laundering of linens and towels only is available as a turnover add-on at Twenty-Five Dollars
($25) per load. Household laundry is a separate add-on service priced independently.One-off turnovers requested with less than twenty-four (24) hours' notice are subject to the Same-Day
Rush Fee under Section 3, subject to availability. Portfolio clients' same-day terms, pricing, and
scheduling commitments are governed by the applicable portfolio agreement, which controls in the
event of any conflict with this Section.
17. TERMINATION OF SERVICES
The Company may suspend or terminate services immediately for nonpayment, fraud, threatening
conduct, harassment, unsafe conditions, repeated scheduling violations, or violation of this Agreement.
The Client may terminate recurring services upon reasonable notice.
18. FORCE MAJEURE
My Keepr shall not be liable for delays or inability to perform services caused by events beyond
reasonable control including hurricanes, flooding, severe weather, pandemics, government restrictions,
utility failures, transportation disruptions, labor shortages, and natural disasters. Appointments affected
by hurricanes, tropical storms, or other severe weather events will be rescheduled at no penalty to the
Client.
19. GOVERNING LAW
This Agreement shall be governed exclusively by the laws of the State of Florida. Any dispute arising
from this Agreement shall be resolved in the courts located within the State of Florida. Prior to litigation,
both parties agree to attempt good-faith resolution through written communication.
20. ELECTRONIC ACCEPTANCE
Electronic signatures, electronic invoices, online bookings, payment confirmations, email acceptance,
and digital acknowledgments shall have the same force and effect as original written signatures.
21. ENTIRE AGREEMENT
This Agreement constitutes the complete understanding between the parties and supersedes all prior
discussions, representations, or understandings regarding the services provided. If any provision is
deemed unenforceable, the remaining provisions shall remain fully effective.
ACKNOWLEDGMENT & ACCEPTANCE
The Client acknowledges that they have read, understood, and agreed to all terms contained in this
Agreement.
